But what happens when it's not and you want to change?</div><div>Changing to a new property management company </div><div>doesn’t have to be hard!</div><div>Moving property management agents may seem like a daunting task but we make it a simple process. Once you sign a Management Agreement Form 6 with us, we will do the rest and keep you updated along the way.</div><div>We will contact your current agent and arrange to pick up the keys and paperwork as soon as possible. We maybe required to give them a notice period but they cannot make this any longer than 30 days under QLD legislation.</div><div>Once collected we will perform an audit of the files and arrange any tidying up of the files that is required and complete a full condition report of the property.</div><div>Most importantly we will contact and assure your tenant that they will be looked after by a dedicated team of professional property managers - We will make the process for you tenant as easy as possible, if you are not happy with the service you are currently receiving they are most likely not happy either. </div><div>Would you like some advice on leaving your existing management company? With so many brand new properties available in Brisbane, it is important that your property presents well, everything is working and it has that home feel.</div><div>We want the property given back to us in a good condition, so it has to be handed over to them in the best possible condition. This also sets a high benchmark on how you expect the property to be treated during the tenancy. It will also achieve a better weekly rent, attract a better tenant and reduce vacancy time.</div><div>The right advertising and an easy inspection process is also important, ensure you use professional photos, taken at the best time of the day for your property. Show the best parts of your property including any building facilities, whats nearby etc</div><div>Ensure you have the right agent, they will know the market and recommend what you can do to improve the chances of renting your property. They will also ensure thorough checks are done to confirm you have a good tenant. Look at your listed rental price - even one week vacant can easily equate to $10 per week over a year.</div><div>Don't say no to pets - I've seen the best tenants have pets that are treated better than some children. They are happy to pay if by chance something is damaged and most insurances also cover pet damage now. We cannot charge a Pet Bond in QLD. I suggest to say - Pets on Application and look into the tenant, not the pet.</div><div>Finally, once you've secured that great tenant look at ways you can make them renew.
